Rent Rise Check

What did the rent tribunal decide near you?

Search past decisions on Section 13 rent increases in England by postcode: what the landlord proposed, and what the tribunal decided.

In 75% of 1,785 decisions since 2018 where the figures can be compared, the tribunal set the rent below the landlord's figure.

From 3,342 Section 13 decisions published on GOV.UK. Under the new rules (notices dated from 1 May 2026): 62% below, from 68 decisions so far. Past decisions are not a prediction. Each tribunal decides on the evidence in front of it.

Data updated 14 Oct 2026: new decisions are added from GOV.UK every night.

Since 1 May 2026 a landlord in England can only raise the rent of an assured tenancy with a Section 13 notice, and the tenant can ask the First-tier Tribunal to decide the rent (form MR1). The tribunal looks at evidence of rents for similar homes nearby.

Its past decisions are published on GOV.UK as PDFs, with the figures inside. This site reads them and lets you search them by postcode, with a link to every original.

Had a notice? The notice checker compares its dates with the rules and works out the last day to apply to the tribunal.
